In the city center of Santarém, there are few plots available for construction, given the geo-urban limitations of the plateau.

A two-minute walk from Santarém's W-Shopping, this 260 m2 rectangular plot is within the area classified as a Consolidated Urban Area, with all the infrastructure networks that serve the city: water network, sewage network, electricity network and telecommunications. It has a project approved by the Santarém City Council for a 585.46 m2 building that clearly presents itself as a contemporary and technologically advanced element.

It is a multi-family building that volumetrically assumes the limitations imposed by a very small frontage, while at the same time wanting to be familiar in the cladding and fenestration, but also bold and elegant in the movements of the façade panels and the cutting of the edges. It is therefore in this supposedly balanced game, in which balconies and "lacy" panels try to compensate for each other, that the intention is to establish a dialog with the different scales of the surrounding buildings, in a scenic recreation.

The study is based on the creation of a slender volume, contained in its form and constructive means, which will continue the reading of the street front determined by the collective housing blocks that precede it. A volume, with five floors above the threshold, marked by a contemporary formal play that integrates plastic elements signaling the individuality of the building.

On the front that opens onto the Cerco de S. Lázaro, the building is dematerialized and takes on only one floor, adapting by default to the different scales that mark the Cerco.

The formal fragmentation with direct correspondence to the uses intersects with the functional structure that determines the internal program, based exclusively on housing, more precisely on the development of only two dwellings served by the necessary parking.

The main body, facing Rua Vasco da Gama and which will be set back 9 meters, will include access and a parking area on the first floor. On the remaining 4 floors there will be two autonomous fractions corresponding to two 3-bedroom duplexes.

From an interior point of view, the building is the result of optimized functional development, with the area managed in such a way as to ensure maximum use, providing it with the minimum conditions for habitability, comfort and safety, while still meeting all legal requirements, particularly in terms of accessibility.

In the body facing Cerco, which comprises only one floor above the threshold, it is proposed to create another covered parking area, which could be for the exclusive use of one of the dwellings, considering that the previous one could be subject to exactly the same principle.

On the roof of this body, we also propose a terrace development, which could be visited if used to install technical equipment such as solar or photovoltaic panels.

Both bodies will be joined by a courtyard/pathway, from where the staircase accessing the apartments will originate.

Considering the design and setting of the plot, the exterior arrangements will focus on the area outside the approach and access to the building, corresponding to the entire front area (Vasco da Gama Street) which will be transferred to the public domain and which will be subdivided into two: the smaller one for correcting/widening the road and which will therefore be covered in bituminous, and the larger area (between the previous one and the building) corresponding to a sidewalk area covered in paving stone. 

It should be noted in this regard that according to the terms of the PIP approval, the work will include shaping the council's plot to open up the street between Cerco de S. Lázaro and Rua Vasco da Gama, articulating the difference in elevation (around 90 cm) between the two public spaces. This operation, according to the same commitment, includes the execution of a sidewalk on the street fronts of the new building, as documented in the drawings. Although the area in question is outside the applicant's plot boundary, it will be treated in the same way as the others (i.e. it will be covered with paving stone) in order to ensure the unity of the image of the whole, but also the coherence and continuity of the public space.

Inside the building complex, between the main building and the garage, a small garden area is planned, which is intended to fill in and enhance the patio, which includes the "open" staircase leading to the apartments and access to the rear garage and storage. The aim is to create a permeable area that doesn't require a lot of maintenance, so it will correspond to a generously dimensioned gutter, covered with a combined solution of pine bark and pebbles, punctuated by two or three vertically growing plants (shrubs).
