The farmstead in question is an old agricultural structure dating back to the beginning of the last century (1900), with a covered surface area of approximately 3,000 square metres, consisting, as it did originally, of the manor house and large rooms used for processing the products of the land and as a wine-making facility, adequately equipped with underground tanks for fermenting the must and with specific equipment implemented over the years, when mechanisation of the process began (tanks - presses - augers, etc.). The buildings insist on a total area of approximately 2 hectares, adjacent and contiguous to other buildings and agricultural land of considerable size, belonging to other owners, which in the future could be the subject of possible acquisition. All the structures are in a good state of conservation, but require the necessary adaptation, renovation and/or reconversion for all future purposes. The location of the entire area (buildings + land) is considered particularly strategic, for future purposes, as it overlooks an artery with a strong vehicular and commercial flow (S.S.7 Ter TA - LE ), as well as being close to the Mar Piccolo and the road that took its name from it (Circum Mar Piccolo) and that connects, among other things, to the highway to Martina Franca (Valle D'Itria) and that connects the Ionian to the Adriatic Sea. The civil airports of Bari and Brindisi, which can be reached by motorways, are about 80Km away, while the Grottaglie airport (which is currently only dedicated to cargo, will also be civil in the foreseeable future, and will therefore give a strong boost to the development of tourism in the entire Ionian area). The Auchan shopping centre is about 3Km. away, the Ipercoop shopping centre is about 6Km. away, the city of Taranto is about 5Km. away, the city of San Giorgio is about 4Km. away, the equipped Ionian coast bathing area that leads from Taranto to Porto Cesareo/Gallipoli, along the entire coast, is about 10Km. away, The Valentino village in Castellaneta marina, with all its entertainment activities, is 10 km away, the Riva dei Tessali international golf course is 11 km away, Martina Franca is 15 km away, Alberobello is 20 km away, Castellana Grotte is 25 km away. In the immediate vicinity of the masseria, the San Cataldo hospital is under construction, a hospital facility of excellence with over 700 beds and various departments that will absorb the equipment of both existing hospitals, SS. Annunziata and Moscati. The structure has been the subject of a study, aimed at its redevelopment and positioning in the tourist accommodation sector, conducted by qualified professionals, who have already carried out similar activities in the past with excellent results both from an architectural point of view and in terms of plant and service equipment; these solutions have found the utmost consensus of the owners, who have made them their own and consequently decided to commit to their realisation in a slavish manner and without any variation to what is precisely indicated in the project. The project is covered by the PAU Single Authorisation Permit, having positively passed all authorisation procedures; it is cantierabile and has the necessary requisites to access public accounts in/cto capital and in c/to financing. Therefore, at this stage, which is the first phase of a much more imagined wide-ranging and articulated tourist offer, the intention is to provide the entire complex with a good level of accommodation facilities, both in terms of specific activities and the usability of services that are now considered indispensable, the salient features of which are indicated below:  residences - with a total area of approx. 800 square metres. - for use as traditional accommodation and/or mini-apartments equipped with every comfort for complete autonomy and to feel at home, even if hundreds of kilometres away (some of these residences, which will be built in the historic structure of the masseria, due to their beauty and history, we are certain that they will inspire strong and unexpected emotions in each resident);  wellness centre SPA- with a total area of approx. 700 square metres. - with beauty farm treatments, thalassotherapy, aromatherapy with a medical clinic for all therapeutic consultations;  fitness area - with a surface area of around 300 square metres. - equipped with the best machines and equipment with the most up-to-date and recognised specific technologies in the sector;  relaxation area, before and after therapeutic and sporting activities;  restaurant that will take special care and attention to enhance, among other things, the ancient traditional cuisine by serving the products of our land, without neglecting to respond to any specific gastronomic requests that may be requested;  bar-cafeteria with indoor and outdoor air;  technologically equipped private rooms for meetings and/or business meetings.  conference and meet
